LDA to Auction 109 Residential and Commercial Plots Across Lahore on 3 November

The Lahore Development Authority will hold one of its largest single-day land sales in recent months on Tuesday, 3 November 2026, auctioning 45 residential and 64 commercial plots across ten schemes at the Expo Centre in Johar Town. Starting prices run from about Rs 5.55 million for a 3-marla residential plot to roughly Rs 1.14 billion for a 175.40-marla commercial site in Johar Town’s Finance and Trade Centre.

The details come from three official auction adverts dated 11 October 2026, together with LDA’s full terms and conditions published on 19 October — reviewed against lda.gop.pk in reporting by Pakera, the property-information site this article draws on.

On the residential side, the 45 plots cover Johar Town (31 plots of 3.44 to 20 marla at Rs 1.85 million to Rs 3.2 million per marla), LDA City (5 plots of 7.48 to 40 marla at Rs 850,000 to Rs 1.5 million per marla, including two 40-marla plots starting at Rs 52 million and Rs 60 million), LDA Enclave Block D (4 plots of 3 marla at Rs 1.85 million per marla), Jubilee Town Block F (2 plots of 5.03 marla at Rs 1.6 million to Rs 1.9 million per marla) and Tajpura (3 plots of 5 to 5.30 marla at Rs 1.95 million to Rs 3.5 million per marla). The cheapest plots in the auction are the 3-marla lots in LDA Enclave, starting at around Rs 5.55 million each; corner plots carry a premium of roughly Rs 200,000 per marla over their neighbours.

The 64 commercial lots span Johar Town (8, including three Finance and Trade Centre plots at Rs 6.5 million to Rs 7.9 million per marla), LDA City (8 lots of 4 marla at Rs 11 million per marla), LDA Avenue One (8 at Rs 8.5 million to Rs 10 million per marla), Quaid-e-Azam Town and Township (11), Sabzazar (10 at Rs 3.2 million to Rs 5 million per marla), Jubilee Town (7, including two apartment sites of 60 and 80 marla), Allama Iqbal Town (4 at Rs 6.1 million per marla) and Mustafa Town, Gujjarpura and Tajpura (8 at Rs 2 million to Rs 2.7 million per marla). The highest starting rate is Rs 14 million per marla at Jinnah Market in Quaid-e-Azam Town, while five commercial lots start above Rs 100 million in total — the largest being the 175.40-marla FTC plot at about Rs 1.14 billion, requiring Rs 114.1 million in earnest money.

Payment terms are strict but familiar. Bidders must deposit 10 per cent of the starting price as earnest money — in cash, by demand draft or by pay order in favour of ‘LDA UD-Wing’ at the bank booth on site; cheques are not accepted — and bring three copies of their CNIC. Winners pay a further 20 per cent (after adjusting the earnest money) within 15 days, and the remaining 80 per cent within 60 days of LDA’s bid-acceptance letter. Plots costing Rs 100 million or more qualify for quarterly instalments instead: two years up to Rs 1,000 million, three years up to Rs 2,000 million and four years beyond that, with a 5 per cent rebate for clearing the whole 80 per cent by the first instalment date. Late payment attracts a 1.45-per-cent monthly surcharge for 90 days; beyond that the bid is cancelled and 20 per cent of the total cost is forfeited. Advance income tax, stamp duty and TMA tax fall on the buyer, allottees must build within three years, and plots are sold ‘as is, where is’.

What this means for CBD Punjab

Official land auctions are the clearest public signal of where Lahore’s land values stand — and this sale will matter well beyond LDA. The final prices achieved for the Finance and Trade Centre lots and the Jinnah Market sites will give CBD Punjab investors a fresh benchmark against which to judge PCBDDA’s own commercial reserve prices. The terms are instructive too: LDA is offering quarterly instalments on big-ticket lots, the same kind of flexible payment structure CBD Punjab has used to draw institutional buyers to its auctions. And with 109 LDA plots hitting the market on a single day, short-term competition for investor attention will be real — the price discovery on 3 November is a number every CBD Punjab watcher should be tracking.
